What is REALE?

REALE is a property listing platform that puts power back into the hands of property owners. Unlike traditional real estate websites, REALE is exclusively for property owners to post their listings directly for sale, eliminating the need for intermediaries or paid advertising. This approach ensures that property seekers have access to accurate, up-to-date information directly from the source, fostering a transparent and trustworthy marketplace.

What documents can be used as proof of ownership?

For existing properties, since the utility bill can be changed to the tenant's name, acceptable documents include, but are not limited to, a header from the quit rent (cukai tanah) or assessment fee (cukai pintu) bill. Again, we only require the header of the bill that displays the owner's name and property address. For new or under-construction properties, verification is based on details from the Sales and Purchase Agreement.

Why sales representatives, property agents, and property negotiators are not allowed to message property owners for marketing purposes?

REALE's messaging function is intended solely for the purpose of facilitating communication between the property owners and potential buyers. We have to make sure our property owners are not disrupted by unnecessary messages.

Why are contact details of owners not displayed?

REALE prioritizes the privacy of its members. We encourage members to communicate through our secure messaging system, which ensures that REALE has no access to the messages exchanged. Contact details of property owners will not be displayed or accessible on our website unless the owner chooses to voluntarily reveal them in their listings.

Why aren't "past transactions" available on REALE?

Through our research, we have found that past transaction data of properties in a specific area or building does not significantly influence a buyer's decision-making process when purchasing a property. This is because property prices are highly dependent on individual conditions, such as renovations, upgrades, and overall maintenance, which can vary greatly even within the same neighborhood or building.

For instance, two properties located on the same street can have vastly different values based on their condition. One property might have been extensively renovated and upgraded, while another might remain in its original state. Buyers are often more concerned with the specific condition of the property they are interested in, as this directly affects their satisfaction, potential renovation needs, and future costs. Additionally, other factors such as current market conditions, unique property features, and the seller's motivations or urgency can also cause significant price variations.

Given these variables, which buyers may not be aware of, comparing properties solely based on past transaction prices may not provide meaningful insights.

Nonetheless, we are always open to feedback and suggestions. If you have any further thoughts on this topic, please feel free to leave us a message. We will carefully consider your input and the potential need for this feature.

What is REALE Assistant?

REALE Assistant is developed to assist with queries related to the Malaysian real estate industry. Currently in beta, it has been trained on a custom dataset focused on the local market. While the dataset is still being refined, the Assistant aims to provide helpful guidance and information. As it continues to learn and improve, your feedback is invaluable in enhancing its accuracy and usefulness.

What is rate limiting?

Rate limiting is a technique used in technology to control how often a user or system can make requests to a server or perform specific actions over a certain period of time. It is commonly applied in websites, APIs, and online services to prevent misuse, manage server load, and enhance security.

For example, rate limiting can restrict how many times a person can access a website, submit a form, or make an API call within a set timeframe (like 100 requests per hour). Once the limit is reached, the user may be blocked from making further requests until the time window resets.

Rate limiting helps ensure fairness, keeps systems running smoothly, and protects against abuse, such as bots or excessive traffic.

What is Verified Property?

At REALE, only verified property owners can post listings, ensuring that buyers deal directly with legitimate sellers. This eliminates the confusion caused by multiple agents posting the same property and significantly reduces the risk of fraudulent listings. Buyers can have confidence knowing that each property represents a unique, verified opportunity.

To guarantee authenticity, property owners must submit official documents for verification. For existing properties, acceptable documents include, but are not limited to, a header from the quit rent (cukai tanah) or assessment fee (cukai pintu) bill. For new or under-construction properties, verification is based on details from the Sales and Purchase Agreement.

Disclaimer:

While REALE takes significant measures to verify the authenticity of property listings, we cannot guarantee that all documents submitted for verification are genuine or free from fraud. Users acknowledge that REALE relies on the documentation provided by property owners, and despite our best efforts, fraudulent information may occasionally be submitted.
